Pre-purchase roof surveys for homes and businesses in Horton Heath

A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. We survey natural slate, lead flashings and valleys and gutters and downpipes, and people most often book us about gutters choked with leaves and moss and slipped or missing slates and tiles.

Around Horton Heath, you’ll mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Landlord and commercial surveys in Horton Heath

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Ask when the roof was last worked on
  • For a flat, check who is responsible for the roof
  • Book once your offer is accepted
  • Watch for stains or fresh paint on ceilings below the roof

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.

After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The size of the roof
  • The shape of the roof and its details
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What to tell us when you get in touch

We’ll normally ask about:

  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • Dates you’re working to, such as exchange
  • Any photos you have, taken from ground level or a window

We confirm the exact price before you book, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or drop us an email.

What we are asked to look at in Horton Heath

Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

These are some of the problems a survey can pick up:

  • Blocked or leaking gutters
  • Signs of past leaks inside the loft
  • Patch repairs that may hide an ongoing problem
  • Loose pots and cracked flaunching

Landlords with a home close to Hedge End station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • Whether they hold professional indemnity and public liability insurance
  • Is there a chance to talk the report through?
  • Which viewpoints they use to see the roof

What a roof survey includes

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

FAQs for Horton Heath

Will you come out to Horton Heath?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Horton Heath listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How long does the survey visit take?

It typically takes about one to two hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Will you need to get into the loft?

Where possible, yes. We look in the roof space where there is safe access, and views from upper windows help too. The agent or seller can arrange entry.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space.

What happens on the day

Every roof is different, but as a rough guide the survey takes about one to two hours on an ordinary house, and more on a big or complicated roof. If you have questions on the day, just ask. For a survey in Horton Heath, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
