Pre-purchase roof surveys for homes and businesses in Heathfield

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey chimney stacks, the roof space and gutters and downpipes, and the problems we’re asked to look at most are old water stains in the roof space and blistered or split felt on a flat roof.

Around Heathfield, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Being in a smaller place like Heathfield doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Show us where any leaks or stains appear
  • Mention any parking restrictions on your street

Local roofs and buyers in Heathfield

Heathfield is within about 3 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. Heathfield is about 3 miles from Solent Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

If you own a rental within reach of Fareham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Common roof problems in Heathfield

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, because many can only be seen from an upstairs window.

People normally book a survey when they’ve noticed one of these:

  • Patch repairs that may hide an ongoing problem
  • Signs of past leaks inside the loft
  • Gaps where slates or tiles have come loose
  • Gutters that overflow or drip at the joints

If your home is one of the older ones in the streets near St Columba, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to expect from a roof survey

Why get it checked now?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays, Saturdays and Sundays, and a Premium report comes the same day, which helps it fit around your exchange date. Homes in smaller places like Heathfield can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

All our prices include VAT. Prices start from £150, including VAT. You’ll know the exact price before booking.

Questions from Heathfield

Can you fly a drone over a roof in Heathfield?

It depends on the exact address and the weather on the day. Heathfield is about 3 miles from Solent Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or heavy rain also stops a small drone flying.

Do you cover smaller places like Heathfield?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • How a seller will respond, or what the house is worth
  • Walls, floors, services and rooms below the roof
  • A structural engineer’s report

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • The roof space
  • Chimney stacks

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
