Pre-purchase roof surveys near Titchfield Park

What a pre-purchase roof survey looks like in Titchfield Park

Titchfield Park is within about 3 miles of the coast, so there’s more wind and more salt in the air than further inland. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a proper look whether you’re buying or signing off new work. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you let a flat or house near Swanwick station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you own one of the older houses in the streets near St John, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Titchfield Park is about 2 miles west of Fareham, in Hampshire. We survey roofs in Titchfield Park and the rest of Hampshire, as part of our work across London and the South East. We cover towns and villages across Hampshire, large and small. Southampton is in our area too.

How a pre-purchase roof survey works in Titchfield Park

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you’re committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. We survey chimney stacks, natural slate and lead flashings and valleys, and the problems we’re asked to look at most are blocked or leaking gutters and old water stains in the roof space.

In a village or hamlet like Titchfield Park, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Titchfield Park questions

Does a conservation area affect roof work in Titchfield Park?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Does being near the coast affect roofs in Titchfield Park?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

How do I arrange a pre-purchase roof survey in Titchfield Park?

It’s easiest to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on any day of the week.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.

Why act early in Titchfield Park

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Outbuildings and barns around Titchfield Park are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

Surveys for landlords and agents in Titchfield Park

Landlords and agents in Titchfield Park book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Roof by roof

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How a seller will respond, or what the house is worth
  • Structural calculations (that’s a structural engineer’s job)
  • Walls, floors, services and rooms below the roof

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate

How it works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Titchfield Park can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Before we arrive

  • Keep pets in another room
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
