Upton Grey: your questions answered

Is my home in Upton Grey listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is drone flying allowed in Upton Grey?

Typically it comes down to two things: the airspace at the address and the weather. RAF Odiham is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. The flight also waits for calm, dry weather.

How do I book a survey in Upton Grey?

Simply call 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

How long will you be at the property?

The visit usually takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll give you an idea of timing when booking.

About our pre-purchase roof survey in Upton Grey

If you are buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s frequently not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. We survey natural slate, lead flashings and valleys and gutters and downpipes, and people most often book us about lead that has worked loose at a wall or chimney and cracked flaunching or crumbling chimney pointing.

Somewhere as small as Upton Grey, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Upton Grey frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Check pets are kept safely away
  • For a flat or shared roof, check access with the building owner or managing agent

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What a pre-purchase roof survey doesn’t cover

It is a careful look at the roof, not the whole story. Its limits include:

  • Anything beyond the roof, which a full home survey covers
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.

What this survey covers

Upton Grey homes and their roofs

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you let a flat or house near Hook station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How we price pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What to let us know when you contact us

There is no need for technical words. It is enough to tell us:

  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Roof by roof

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.
