Pre-Purchase Roof Survey in Nashes Green
Pre-purchase roof surveys in Nashes Green and the rest of Hampshire. Surveys run seven days a week.
- Gutters choked with leaves and moss
- Flashings that have lifted or split
- Patch repairs that may hide an ongoing problem
What affects the cost of pre-purchase roof surveys
When we price a survey, we consider:
- How many separate roofs there are, such as extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
Here’s what helps us most when you get in touch:
- The type of building and roof, like pitched or flat

- Where water is showing inside, if it is
- What made you get in touch

Pre-purchase roof survey in Nashes Green: what you get
Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. If you are worried about signs of past leaks inside the loft and a ridge or slope that dips, we can find out what’s behind it, on natural slate, the roof space and clay and concrete tiles alike.
Somewhere as small as Nashes Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we look for on each type of roof
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
Local roofs and buyers in Nashes Green
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Hall Place, about 3.3 miles south, is one of the historic houses in the wider area around Nashes Green. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you let a flat or house near Alton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Church of St. Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey typically takes an hour or two for a house, though large, tall or awkward roofs take more time. Older roofs in small places like Nashes Green can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed beforehand.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Move anything stored under the loft hatch
- Find any records of previous roof work
- Buyers: confirm access with the estate agent or seller

Related advice
Nashes Green: your questions answered
Is my home in Nashes Green listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Nashes Green?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we will help you choose.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.
When is the best time to have the roof checked when buying?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Practical tips
Here are a few things we’d tell any owner:
- For a flat, check who is responsible for the roof
- Look for fresh paint on upstairs ceilings at viewings
- Share the report with your solicitor
- Let us know your timetable
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A valuation or a promise of a lower price
- Confirmation of asbestos in cement sheets or soffits
- A structural engineer’s report
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.
