Why act early in Nashes Green

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Older cottages and farmhouses around Nashes Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the price for the job before you book.

Chimney survey in Nashes Green

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photos. We’re often asked to look into mortar washing out of the joints and damp patches on chimney breasts, across chimney breasts, flaunching and lead flashings.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Nashes Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Tell us where we can park nearby
  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors

Advice

Roofs, chimneys and gutters in Nashes Green

The wider area around Nashes Green has a long history of building, with Hall Place about 3.3 miles south. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St. Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Check fixings on the stack are secure
  • Use a Gas Safe registered engineer for gas appliances
  • Look at the chimneys with binoculars after a storm
  • Check that disused chimneys can still breathe

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a gas appliance or its flue is safe
  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Typical things we are asked to look at include:

  • Loose, cracked or missing pots
  • Frost-damaged brickwork on the stack
  • Damp patches on chimney breasts
  • Signs that a stack is leaning

Landlords with a home close to Alton station may find that the gap between tenancies is a good time to have the roof looked at.
