Why it is worth a survey now in Upton Grey

A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a place like Upton Grey, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Why us?

Gutter survey in Upton Grey: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It’s an easy job to put off but it rarely improves. We survey valley gutters, fascias and soffits and outlets and hoppers, and people most frequently book us about cracked or loose downpipes and leaks at the gutter joints.

Some older homes in villages like Upton Grey are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Common questions in Upton Grey

Can a landlord with a rental near Hook station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover smaller places like Upton Grey?

Yes, Upton Grey is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just phone 07833 053749 or send us an email for a price.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

Different roofs, different checks

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Check from the ground or a window, not a ladder
  • Watch for green marks down the brickwork
  • Check the loft with care after heavy rain
  • Watch the gutters during heavy rain

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Have your gutters cleared at least once a year or more often near trees. The best time is usually after the leaves have dropped. Clear gutters can carry water away as they should.

Roofs, chimneys and gutters in Upton Grey

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Hook station, a dated record of the roof is useful when planning maintenance across a let.

When to book a survey in Upton Grey

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

Typical things we’re asked to look at include:

  • Soffits marked by water
  • Cracked or loose downpipes
  • Choked outlets or hopper heads
  • Dripping or leaking gutter joints

For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to expect from a roof survey

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pipes below ground level
  • Damage hidden inside walls or behind boards
  • Hidden sections we cannot view safely

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Roof types and parts we check

  • Fascias and soffits
  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Rural addresses near Upton Grey can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Find any records of previous roof work
  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed
