Pre-purchase roof survey in Chineham, Hampshire
An experienced roof surveyor for pre-purchase roof surveys in Chineham. More than 20 years and over 5,000 surveys across London and South East England.
- Quick fixes on flashings and valleys
- A ridge or slope that dips
- Signs of past leaks inside the loft
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Pre-purchase roof survey in Chineham: what you get
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. We survey clay and concrete tiles, gutters and downpipes and flat-roofed extensions and dormers, and the problems we’re asked to look at most are patch repairs that may hide an ongoing problem and blistered or split felt on a flat roof.
Houses in smaller places like Chineham can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a careful look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Tell us your exchange date when booking
- Request records of any re-roofing
- Don’t leave it until just before exchange
- Ask the agent to check the loft hatch can be opened
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.
Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
Pre-purchase roof surveys around Chineham
The Vyne, about 2 miles north-west, is one of the historic houses in the wider area around Chineham. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
The streets around a church such as Christ Church Chineham are often among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Basingstoke station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Chineham questions
Is Chineham within the area you cover?
Yes, Chineham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you cover Chineham?
Yes, Chineham is within the area we cover. We work right across London and South East England. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Do you survey on Saturdays and Sundays?
Surveys run seven days a week. To arrange a date, phone 07833 053749 or drop us an email.
How the survey changes by roof type
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs.
Chimney stacks
A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.
What this survey cannot tell you
In fairness, a roof survey has limits:
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Anything beyond the roof, which a full home survey covers
If in doubt, ring 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.
What we check
- Chimney stacks
- Gutters and downpipes
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- The roof space
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to Chineham is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a report with photos and recommendations before you exchange.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Keep pets out of the way during the survey
- Buyers: confirm access with the estate agent or seller
