Pre-Purchase Roof Survey in Hinton Ampner
Pre-purchase roof surveys in Hinton Ampner, with over 20 years’ experience behind it. You get a clear report with photographs.

Leave it or get it looked at?
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. In a place like Hinton Ampner, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Pre-purchase roof survey in Hinton Ampner: what you get
Some roofs can’t be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. Typical surveys look at blocked or leaking gutters and slipped or missing slates and tiles, across chimney stacks, flat-roofed extensions and dormers and gutters and downpipes.
Somewhere as small as Hinton Ampner, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about pre-purchase roof surveys in Hinton Ampner
Does a conservation area affect roof work in Hinton Ampner?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Hinton Ampner?
Yes. Hinton Ampner is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Can I take the findings back to the seller?
Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.
Can you inspect my roof with a drone?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take about 1–2 hours for a house, or half a day or so for a commercial building. Older rural homes like those around Hinton Ampner can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- If you’re buying, let the agent know when we’re coming
- Mention any parking restrictions on your street

Advice
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
What a pre-purchase roof survey looks like in Hinton Ampner
With Hinton Ampner House about 0.3 miles south, Hinton Ampner sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.

What a pre-purchase roof survey does not cover
To be straight with you, a roof survey has limits:
- Walls, floors, services and rooms below the roof
- How a seller will respond, or what the house is worth
- Faults hidden behind ceilings, boards or coverings
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

Useful tips for Hinton Ampner property owners
From years of surveys, a few habits stand out:
- Mention any deadline when you get in touch
- Look for fresh paint on upstairs ceilings at viewings
- Give your solicitor a copy of the report
- For a flat, check who is responsible for the roof
The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. If anything in the report is not clear, ask us.
After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
Signs you need a pre-purchase roof survey in Hinton Ampner
Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.
People typically book a survey after spotting something like this:
- Damp timbers or stains in the loft
- Gutters choked with leaves and moss
- Loose pots and cracked flaunching
- Slipped or missing slates and tiles
Take an older house close to Church of All Saints: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
