Independent pre-purchase roof surveys in Bramdean

Pre-purchase roof survey in Bramdean

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. Common reasons to book are blistered or split felt on a flat roof and gutters choked with leaves and moss, across gutters and downpipes, natural slate and the roof space.

In a village or hamlet like Bramdean, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

When to book a survey in Bramdean

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

It’s worth booking a survey if you’ve seen:

  • Bitumen or mortar used in place of proper repairs
  • Gutters that overflow or drip at the joints
  • Worn or lifted lead flashings
  • Slipped or missing slates and tiles

Take an older house close to Church of St Simon and St Jude: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What to check before booking

  • When you’ll get the report
  • Their insurance cover
  • Is there a chance to talk the report through?
  • What they won’t be able to tell you

What a good roof survey covers

What we look for on each type of roof

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Bramdean questions

Is Bramdean within the area you cover?

Yes, Bramdean is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is Bramdean in the area you cover?

Yes, Bramdean is one of the places we work. The survey and report are the same in Bramdean as anywhere else.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Will you climb onto the roof?

Where it is safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Faults hidden behind ceilings, boards or coverings
  • Whether the price should change, which is between you and the seller
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Arrange the survey as soon as your offer is agreed
  • Give your solicitor a copy of the report
  • Ask who repairs the roof under the lease
  • Check we’ll be able to get into the loft space

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours at a typical house, with time for the loft where it can be reached. Somewhere like Bramdean needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Preparing for the visit

  • Keep pets in another room
  • For a flat or shared roof, check access with the freeholder or managing agent
  • If you are buying, let the agent know when we are coming
