Bramdean Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Bramdean, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Cracked or loose downpipes
- Gutters overflowing in heavy rain
- Fascia boards damaged by overflowing water
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Underground drains, which need a CCTV drain survey
- Confirming asbestos in older rainwater goods
- The inside of a downpipe along its whole length
If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

How a gutter survey works in Bramdean
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. We’re often asked to look into brackets that have dropped or snapped and leaking or loose downpipes, across valley gutters, eaves gutters and downpipes.
Some older homes in villages like Bramdean are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Checking the roof from the ground
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What else we do in Bramdean
What affects the cost of gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Roof area
- The use of thermal imaging or a drone
- Height and safe access
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.
What we need to know
Before you get in touch, it helps to have:
- Access details, such as a loft hatch or a shared roof
- What kind of property and roof it is
- Where any leaks, stains or damp patches show inside
- Dates you’re working to, such as exchange
If you are buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.
Bramdean questions
Do you carry out roof surveys in Bramdean?
We do. The survey and report are the same in Bramdean as anywhere else.
Do you cover smaller places like Bramdean?
Yes, Bramdean is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Is a CCTV drain survey included?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
What do I do with the report?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
What’s in the report?
Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Gutter surveys in Bramdean: local notes
About 1.3 miles west lies Hinton Ampner House, a reminder of how long the area around Bramdean has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Why it is worth a survey now in Bramdean
Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Outbuildings and barns around Bramdean are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Gutter survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Common roof problems in Bramdean
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
These are some of the problems a survey can pick up:
- Water spilling over the gutter edge
- Overflowing valley or parapet gutters
- Joints that drip after rain
- Gutters that have fallen out of line
If yours is one of the older homes in the streets near Church of St Simon and St Jude, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before you book
- What follow-up you get after the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which viewpoints they use to see the roof
- Whether VAT is in the quoted price
What happens on the day
The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Bramdean, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First, you let us know what you’ve seen, like overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
