Gutter survey in Warnford

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey fascias and soffits, eaves gutters and downpipes, and common reasons people get in touch are water backing up from a hidden gutter and blocked outlets and hoppers.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Warnford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Local roofs in Warnford

About 3.1 miles north-west lies Hinton Ampner House, a reminder of how long the area around Warnford has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

Warnford is about 8 miles west of Petersfield, in Hampshire. We carry out gutter surveys for householders, landlords and businesses in Warnford and the surrounding area. Across Hampshire, we cover Warnford and the places around it. We also survey roofs in Southampton.

What we are asked to look at in Warnford

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

People typically book a survey when they’ve noticed one of these:

  • Overflowing valley or parapet gutters
  • Dripping or leaking gutter joints
  • Blocked outlets and hoppers
  • Leaves and moss blocking gutters

Take an older house close to Church of Our Lady: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before you book

Warnford questions

Do you cover Warnford?

Yes, Warnford is one of the places we work. The survey and report are the same in Warnford as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Warnford?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Do you survey underground drains?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We use the ground, windows, the roof space and the roof where it is safe, and by drone where it is applicable.

How do I book a survey in Warnford?

To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Why it is worth a survey now in Warnford

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building usually during the worst downpours. Having them checked before autumn and winter makes sense. Around Warnford, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

What we cannot see

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Hidden sections we cannot view safely
  • Rot or damp concealed behind fascias or inside walls
  • What’s hidden inside a downpipe

If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.
