Landlord roof survey in Warnford

Our landlord and block roof surveys cover Warnford and the rest of London and South East England. A visit typically takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Everything is inspected as far as it can be seen safely including by drone where applicable. You then get a written report with photos. If you’ve noticed worn ridges, hips and verges and ponding or splits on flat roofs, a survey will tell you what’s going on, on blocks of flats, gutters and downpipes and flat roofs on blocks alike.

In a small place like Warnford, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Book gutter clearing at least once a year
  • Ask your managing agent about lease terms
  • Make leak reporting easy for tenants
  • Give residents notice before a survey

You receive a report with photos and recommendations ranked by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

How it works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Warnford often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear

FAQs for Warnford

Is my home in Warnford listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you carry out roof surveys in Warnford?

Yes, Warnford is one of the places we work. Every survey there gets the same written report with photographs.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Is a landlord roof survey the same as a full building survey?

No. Our survey covers the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older roof materials
  • A full structural assessment of the building
  • Walls, floors and services beyond the roof

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

What we check

  • Blocks of flats
  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Rented houses

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

What a landlord roof survey looks like in Warnford

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.1 miles north-west lies Hinton Ampner House, a reminder of how long the area around Warnford has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of Our Lady, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.
