Pre-purchase roof surveys near Blackfield

About our pre-purchase roof survey in Blackfield

Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. We’re often asked to look into flashings that have lifted or split and standing water on a flat extension roof, on flat-roofed extensions and dormers, lead flashings and valleys and the roof space.

Smaller places like Blackfield often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Blackfield or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Blackfield: your questions answered

How do I find out if my home in Blackfield is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Blackfield?

We do. Villages and rural addresses get the same survey as a town house.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

How long does the survey visit take?

Allow about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing when you book.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • The condition of the rest of the house (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the price should change, which is between you and the seller

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What our survey covers.

What we check

  • The roof space
  • Lead flashings and valleys
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Let us know your exchange date when booking
  • Ask for any paperwork for recent roof work
  • Check the lease for roof repair responsibilities
  • Give your solicitor a copy of the report

The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Common roof problems in Blackfield

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

Here are some of the things we see often:

  • Sagging ridge lines or uneven roof slopes
  • Gutters that overflow or drip at the joints
  • Worn or lifted lead flashings
  • Damp timbers or stains in the loft

Landlords with a home close to Hamble station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • What insurance they carry
  • Whether you can ask questions once you have the report
  • How much experience they have with roofs like yours
  • When you’ll get the report

What to expect from a roof survey

What a pre-purchase roof survey looks like in Blackfield

Blackfield lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a proper look whether you are buying or signing off new work. Historic houses such as Beaulieu Palace House, about 3.6 miles west, show how far back building in the area around Blackfield goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as St Francis, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Landlord and commercial surveys in Blackfield

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

The survey, step by step

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes about one to two hours for a house, and about three to four hours for a commercial roof. Parking around Blackfield is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Getting ready for the survey

  • Show us where any leaks or stains appear
  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached
