Your questions about pre-purchase roof surveys in Langley

Does a conservation area affect roof work in Langley?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Langley?

Yes, Langley is on our map. Villages and rural addresses get the same survey as a town house.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long does a pre-purchase roof survey take?

On site, it usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. Access is normally arranged through the agent or seller.

Pre-purchase roof survey in Langley

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. Common reasons to book are gaps where slates or tiles have come loose and old water stains in the roof space, on gutters and downpipes, the roof space and flat-roofed extensions and dormers.

In a village or hamlet like Langley, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a pre-purchase roof survey looks like in Langley

Langley lies within about 2 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

For an older house near a landmark such as St Francis, the roof may have had decades of patch repairs, and the survey shows where they are. Beaulieu Palace House, about 3.5 miles west, is one of the historic houses in the wider area around Langley. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If you let a flat or house near Hamble station, a written report helps before buying a rental or paying for a new roof on one.

  • Chimneys, valleys, parapets and other details

Getting in touch

Here’s what helps us most when you contact us:

  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property
  • Any marks or damp showing indoors
  • Your timetable, such as an exchange date

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like Langley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

Advice

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth
  • Anything beyond the roof, which a full home survey covers

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • The roof space
  • Natural slate

Leave it or get it looked at?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. Outbuildings and barns around Langley are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.
