About our new roof snagging in Langley

Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely, from the ground, vantage points, the roof space and the roof where safe. A photo report follows, ready to share with your roofer or builder. If you’ve noticed underlay not dressed into the gutter and cracked or slipped new tiles or slates, we can find out what’s behind it, on new-build homes, loft conversions and dormers and ridges and verges alike.

Older buildings in small places like Langley may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In a small place like Langley, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. You get a photo report listing the snags we found.

Langley: your questions answered

Is my home in Langley listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does being near the coast affect roofs in Langley?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you lift tiles to check the fixings?

No, we don’t disturb the new coverings. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.

Surveys for landlords and agents in Langley

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the new roof, useful for planning maintenance.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the survey around it.

Common roof problems in Langley

Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the roof space.

A survey makes sense if you’ve noticed:

  • Tiles or slates sitting out of line
  • Flashings not properly dressed or fixed
  • Gutters blocked by building debris
  • Gutters or fascias damaged during the job

The streets around a church such as St Francis are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • What exactly goes into their report
  • What insurance they carry
  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Check ceilings and the loft after heavy rain
  • Diary the defects period end date
  • Let your roofer know an inspection is planned
  • Keep the contract and invoices together

The report lists each snag with photos and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

Different roofs, different checks

Slate roofs

Natural slate can last 100 years or more, so the laying matters. Cracked, slipped or uneven slates are noted.

Clay and concrete tiles

Tiles that don’t sit flat can let rain in. We note any that look out of place.

Buying a home or a new roof in Langley

Langley is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. With Beaulieu Palace House about 3.5 miles west, Langley sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

For landlords with property near Hamble station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
