Chimney surveys in Langley

Chimney survey in Langley

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Typical surveys look at disused chimneys trapping moisture and damaged chimney pots and cowls, on chimney pots and cowls, chimney breasts and brick chimney stacks.

In a small place like Langley, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in Langley

Will you come out to Langley?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Hamble station?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.

Does the report include photographs?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

What does a roof survey cost?

Our price is from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

How we price chimney surveys

Prices always include VAT. The things that change the price are:

  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • Roof area

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • Any photos you have, taken from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • The type of building and roof, such as pitched or flat
  • The reason for the survey, like buying, a leak or storm damage

Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.

What happens if roof problems are left?

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the report isn’t charged as an extra. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What a chimney survey doesn’t cover

To be straight with you, a roof survey has limits:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
  • Flue inspections or sweeping

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Lead flashings
  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls

What we do, step by step

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, most surveys take about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. For a village or hamlet like Langley, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

  • Clear the way to the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Let us know about parking before the day

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.

Chimney surveys in Langley: local notes

The coast is about 2 miles or less from Langley, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Hamble station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Blackfield Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Beaulieu Palace House lies about 3.5 miles west, so building around Langley goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
