How a storm damage roof report works in Langley

If your roof has been damaged, stay safe first. Take photos from ground level or from windows, and do not climb onto the roof. If water is coming in, a roofer can put temporary protection in place. Our report records the damage so you have an independent record to give your insurer. Keep receipts for any emergency work. If you’ve noticed stains appearing after strong winds and damaged gutters and fascias, we can find out what’s behind it, whatever the roof.

For a small place like Langley, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Different roofs, different checks

Clay and concrete tiles

Tiles can lift, crack or blow off in high winds. The report shows each damaged area.

Ridge and hip tiles

Worn mortar under ridge tiles can let them lift in a storm. Our report says whether it looks freshly damaged or worn over time.

Common roof problems in Langley

Falling trees and branches can damage roofs in high winds. The report shows what was hit and the damage caused, backed up with photos.

Here are some of the things we see often:

  • Gutters pulled loose in the wind
  • Slates and tiles blown off the roof
  • Stains appearing after strong winds
  • Ridge tiles that have come loose

If you look after a building like Blackfield Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

What to check before booking

  • Whether VAT is added on top
  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • How soon the report will arrive

What a roof survey includes

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit usually takes between one and two hours for most homes, depending on how much of the roof was hit. Rural addresses near Langley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. The report notes whether the damage fits a storm, older wear or both.
  5. You get a written report to pass to your insurer.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Unlock side gates and any roof access doors
  • If it isn’t your property yet, arrange access through the agent

Langley: your questions answered

Do you cover smaller places like Langley?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do roofs near the sea, like those around Langley, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours for a house, and about three to four hours for a commercial roof. The written report follows by email.

How are storm damage reports priced?

Prices start from £150, including VAT. Bigger roofs are quoted on size and access. Repair costs are not included, so ask a roofer to quote.

Are you loss adjusters?

No. Our report is an independent record for you to use. Your insurer may appoint its own loss adjuster.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s beneath slates, tiles or membranes
  • The outcome of a claim
  • Your insurer’s view of the claim

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Slate and tile slopes
  • Flashings
  • Chimney stacks
  • Ridges and hips
  • Gutters and fascias

Wind, rain and roofs in Langley

The coast is about 2 miles or less from Langley, where storms can bring strong gusts off the sea. What counts as a storm is set by each policy, often gusts of around 55 mph, and the insurer makes the decision. Historic houses such as Beaulieu Palace House, about 3.5 miles west, show how far back building in the area around Langley goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

The streets around a church such as St Francis are often among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. If you let a flat or house near Hamble station, a clear finding on where water gets in helps you brief a roofer straight away.

Langley is about 4 miles south of Hythe, in Hampshire. Wherever you are in Langley, we can come and survey your property, on a weekday, Saturday or Sunday. Our Hampshire coverage includes Langley. Southampton is in our area too.

Larger places within reach include Gosport (10 miles east), Eastleigh (11 miles north), Fareham (8 miles east), Totton (10 miles north-west), Chandler's Ford (12 miles north) and Hedge End (8 miles north-east).

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Ask a roofer for emergency temporary protection if water is coming in
  • File receipts for anything you pay for
  • Photograph the damage safely from below
  • Read your policy wording on storm damage

The report is emailed to you, and you decide what to send to your insurer. It’s your record to use.

After a storm, look at the roof from the street or garden. With binoculars, you can often spot problems without climbing. Do not go up a ladder to look.

Why act early in Langley

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. Emergency temporary protection should be arranged with a roofer. Outbuildings and barns around Langley are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
