Pre-purchase roof survey in Hungerford, Hampshire
Pre-purchase roof surveys around Hungerford, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Lead that has worked loose at a wall or chimney
- Damp timbers or stains in the loft
- Gutters that overflow or drip at the joints
Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Pass the findings to your conveyancer
- Request records of any re-roofing
- Book once your offer is accepted
- Ask when the roof was last worked on
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.
About our pre-purchase roof survey in Hungerford
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. We’re often asked to look into gutters that overflow or drip at the joints and gaps where slates or tiles have come loose, on chimney stacks, natural slate and flat-roofed extensions and dormers.
Being in a small place like Hungerford makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Hungerford questions
How do I find out if my home in Hungerford is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you carry out roof surveys in Hungerford?
Yes, Hungerford is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we’ll help you choose.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you go up on the roof?
Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.
Why act early in Hungerford
Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. Older cottages and farmhouses around Hungerford can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

How we price pre-purchase roof surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- Whether thermal imaging or a drone is needed
- Commercial roofs and larger buildings
- Roof area
- The height of the building and how the roof can safely be seen
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What to let us know when you contact us
There is no need for technical words. It’s enough to tell us:
- The property’s address and postcode
- Photos of the roof, taken safely from ground level or a window
- What made you get in touch
- Any deadline, such as an exchange date
To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Pre-purchase roof surveys in Hungerford: local notes
Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Breamore House, about 4.3 miles north, is one of the historic houses in the wider area around Hungerford. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. The streets around a church such as Church of the Holy Ascension are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely. Most surveys take between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a small place like Hungerford, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Check the loft hatch can be reached
- Make a note of anything you’d like us to look at
