Pre-purchase roof survey in Hyde
The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. We survey on weekdays, Saturdays and Sundays, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’ve noticed slipped or missing slates and tiles and ponding, blisters or splits on a flat roof, a survey will tell you what’s going on.
Being in a small place like Hyde makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Signs you need a pre-purchase roof survey in Hyde
Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.
Typical things we’re asked to look at include:
- Blocked or leaking gutters
- Roof slopes that look uneven or sagging
- Slipped or missing slates and tiles
- Signs of past leaks inside the loft
If you live in an older home near Church of the Holy Ascension, the roof may have had decades of patch repairs, and the survey shows where they are.

Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Arrange the survey as soon as your offer is agreed
- Ask the seller about past roof repairs
- Pass the findings to your conveyancer
- Ask whether there are papers for past roof work
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.
Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.
When you need someone else
Before you book, it’s worth knowing what a survey will not do:
- Defects hidden under coverings or inside walls without opening up
- Confirmation of asbestos in cement sheets or soffits
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.
What this survey covers
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- Gutters and downpipes
- Clay and concrete tiles
- Natural slate
- The roof space
- Chimney stacks
Can I check my roof myself?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Pre-purchase roof surveys around Hyde
Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as Breamore House, about 4.4 miles north, show how far back building in the area around Hyde goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Hyde is in Hampshire. Surveys in Hyde work the same way as everywhere we cover: a careful inspection, photographs and a written report. Across Hampshire, we cover Hyde. Southampton is in our area too.
Pre-purchase roof surveys in SP6 work the same way as everywhere else we cover. You will find streets such as Gorley Lynch and Hyde Lane, and we cover them all. Around Hyde

How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours for a house, and more on a big or complicated roof. Around Hyde, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

Questions from Hyde
Is Hyde in the area you cover?
Yes. We cover the whole of London and South East England, and Hyde is part of that. You can phone 07833 053749 or email us with the address and some details.
Do you cover smaller places like Hyde?
Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
How quickly will I get the report?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
Can I take the findings back to the seller?
Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Why act early in Hyde
Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, so you can plan work before small faults get bigger. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
