Independent pre-purchase roof surveys in Martyr Worthy

About our pre-purchase roof survey in Martyr Worthy

Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and look from ground level, windows and the loft instead. We are often asked to look into worn or lifted lead flashings and old water stains in the roof space, across clay and concrete tiles, chimney stacks and gutters and downpipes.

Older buildings in small places like Martyr Worthy may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common questions in Martyr Worthy

Is my home in Martyr Worthy listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Martyr Worthy in the area you cover?

We do. The survey and report are the same in Martyr Worthy as anywhere else.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Do you need access inside the house?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If we cannot get in, the report says so.

Do you go up on the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Buying a home or a new roof in Martyr Worthy

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

If you let a flat or house near Winchester station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark such as Church of St Swithin, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Martyr Worthy is about 4 miles north-east of Winchester, in Hampshire. We carry out pre-purchase roof surveys in Martyr Worthy for houses, flats, blocks and commercial buildings. Martyr Worthy is one of the towns and villages in Hampshire where we work. There is also a page for Southampton.

Why it’s worth a survey now in Martyr Worthy

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In a place like Martyr Worthy, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Before and after the survey

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Ask whether there are papers for past roof work
  • Ask for loft access on the day
  • Let us know your timetable
  • Look for fresh paint on upstairs ceilings at viewings

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

What we can’t see

In fairness, a roof survey has limits:

  • How a seller will respond, or what the house is worth
  • Asbestos testing of any kind
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

What we check

  • Chimney stacks
  • The roof space
  • Gutters and downpipes
  • Lead flashings and valleys
  • Natural slate
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Martyr Worthy can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Let us know where we can park nearby
  • Point out any leaks or damp patches
  • Have keys ready for side gates, garages or roof access doors

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
