Should I look at the roof myself first?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Pre-purchase roof survey in Kings Worthy: what you get

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. If you’re worried about damp timbers or stains in the loft and roof slopes that look uneven or sagging, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Kings Worthy are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Check the lease for roof repair responsibilities
  • Tell us your exchange date as you book
  • Arrange the survey as soon as your offer is agreed
  • Ask for any paperwork for recent roof work

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

Your questions about pre-purchase roof surveys in Kings Worthy

Is my home in Kings Worthy listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Kings Worthy within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

How we price pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • How big the roof is

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Getting in touch

A little information up front helps. Please include:

  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or drop us an email.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes between one and two hours at a typical house, with time for the loft where it can be reached. Somewhere like Kings Worthy needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photographs and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Leave a clear route to the loft
  • Jot down any questions you want answered

How to book

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A valuation or a promise of a lower price
  • Anything beyond the roof, which a full home survey covers
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • The roof space

Common roof problems in Kings Worthy

Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

We’re often asked to look at:

  • Roof slopes that look uneven or sagging
  • Blocked or leaking gutters
  • Cracked flaunching or crumbling chimney pointing
  • Flashings that have lifted or split

If your home is one of the older ones in the streets near Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Choosing a roof surveyor

  • Are they insured for the work?
  • Whether the loft is part of the inspection
  • How long they’ve been surveying roofs
  • How soon the report will arrive
