About our pre-purchase roof survey in South Harting

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a written report with photographs. We are often asked to look into blistered or split felt on a flat roof and old water stains in the roof space, on gutters and downpipes, flat-roofed extensions and dormers and lead flashings and valleys.

Being in a small place like South Harting makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Watch for stains or fresh paint on ceilings below the roof
  • Pass the findings to your conveyancer
  • Request records of any re-roofing
  • Do not leave it until just before exchange

Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before you book. What our survey covers.

Questions from South Harting

Is my home in South Harting listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to South Harting?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

How long does a pre-purchase roof survey take?

The visit normally takes an hour or two at most homes, and longer for a large or complex roof. We’ll give you an idea of timing when you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we’ll explain what’s needed.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It complements one rather than replacing it.

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like South Harting, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

What affects the price in South Harting

When we price a survey, we consider:

  • The height of the building and how the roof can safely be seen
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What we need to know

We’ll usually ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • The type of building and roof, such as pitched or flat

Every survey is priced before it’s booked, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or use the contact form.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
