Pre-purchase roof surveys for homes and businesses in Longmoor
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. We survey the roof space, lead flashings and valleys and natural slate, and people most often book us about standing water on a flat extension roof and roof slopes that look uneven or sagging.
Some older homes in villages like Longmoor are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How it works
Every roof is different; as a rough guide, the survey takes between one and two hours at a typical house, with time for the loft where it can be reached. You are welcome to ask questions while we’re there. Older rural homes like those around Longmoor can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You book once your offer is accepted and let us know the address and your timetable.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Preparing for the visit
- Mention any parking restrictions on your street
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear
Getting a price
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.
Advice
What we look for on each type of roof
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
Chimney stacks
A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Ask whether there are papers for past roof work
- Watch for stains or fresh paint on ceilings below the roof
- Let us know your timetable
- Ask for loft access on the day
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.
Longmoor: your questions answered
Do you cover smaller places like Longmoor?
Yes, Longmoor is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does a conservation area affect roof work in Longmoor?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. You need the report before you exchange, while you can still ask questions and negotiate.
Can you survey in bad weather?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
Buying a home or a new roof in Longmoor
Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
In and around Longmoor, as anywhere, a roof is easiest to deal with when its problems are found early. For landlords with property near Liss station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Anything beyond the roof, which a full home survey covers
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A valuation or a promise of a lower price
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.
Roof types and parts we check
- Clay and concrete tiles
- The roof space
- Lead flashings and valleys
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Chimney stacks
- Natural slate
What happens if roof problems are left?
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you. Around Longmoor, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the exact price before booking.
