Pre-purchase roof survey in Woolmer, Hampshire
A roof survey before you buy a house or flat for Woolmer, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Patch repairs that may hide an ongoing problem
- A ridge or slope that dips
- Damp timbers or stains in the loft
Tips that help
Nothing here needs a ladder. A few suggestions:
- Do not leave it until just before exchange
- Ask whether there are papers for past roof work
- For a flat, check who is responsible for the roof
- Notice patches of new decoration in top-floor rooms
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
How a pre-purchase roof survey works in Woolmer
A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side. We survey chimney stacks, clay and concrete tiles and lead flashings and valleys, and common reasons people get in touch are chimney mortar that has eroded and lead that has worked loose at a wall or chimney.
For a small place like Woolmer, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.
The report records the roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

What else we do in Woolmer
What a pre-purchase roof survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- Walls, floors, services and rooms below the roof
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.
Roof types and parts we check
- Chimney stacks
- Lead flashings and valleys
- Gutters and downpipes
- The roof space
- Natural slate
- Clay and concrete tiles
- Flat-roofed extensions and dormers
Why act early in Woolmer
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Where a roof is exposed, as many are in small places like Woolmer, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
Woolmer: your questions answered
Is my home in Woolmer listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is Woolmer in the area you cover?
We do. The survey and report are the same in Woolmer as anywhere else.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How we price pre-purchase roof surveys
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
- Whether it is a home or a commercial building
- The number of roofs, including extensions and garages
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
What to let us know when you get in touch
Here’s what helps us most when you contact us:
- What made you get in touch
- The address and postcode of the property
- Any photos you have, taken from ground level or a window
- The type of building and roof, like pitched or flat
Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. The price is agreed up front.
What a pre-purchase roof survey looks like in Woolmer
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
For landlords with property near Liss station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to St Matthew's Church: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

How the survey works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Woolmer can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
