What we are asked to look at in Passfield

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

A survey can pick up problems like:

  • A ridge or slope that dips
  • Damp timbers or stains in the loft
  • Chimney mortar that has eroded
  • Slates or tiles that have slipped or gone

Whatever the street in Passfield, a roof costs least to look after when faults are caught early.

Before booking anyone

  • Whether the loft is part of the inspection
  • Which viewpoints they use to see the roof
  • How long the report takes to arrive
  • What experience they bring

What’s in a roof survey

Pre-purchase roof survey in Passfield

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you’ve noticed a ridge or slope that dips and flashings that have lifted or split, we can find out what’s behind it, on clay and concrete tiles, lead flashings and valleys and flat-roofed extensions and dormers alike.

In a village or hamlet like Passfield, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Pre-purchase roof surveys in Passfield: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you own a rental within reach of Liphook station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What a survey costs

To price your survey, we check:

  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What to let us know when you contact us

Here’s what helps us most when you get in touch:

  • Pictures from the garden or a window, if you have them
  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access

When you are ready to go ahead, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where it applies. The survey usually takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Passfield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
  • For a flat or shared roof, check access with whoever owns or manages the building

What we look for on each type of roof

Lead flashings and valleys

Flashings are a common source of leaks, so we check each one closely. Any that need attention are photographed and explained.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.

Why act early in Passfield

A good many buyers go ahead anyway, but with their eyes open. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. For an older or listed building in a place like Passfield, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Why book us in Passfield

  • 20+ years’ experience
  • Thermal imaging and drone inspection where they help
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Independent findings on the roof’s condition

Passfield: your questions answered

Is Passfield in the area you cover?

Yes. We survey roofs across London and South East England, and Passfield is part of that. Just phone 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.

Do you cover smaller places like Passfield?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

What if it rains on the day?

Light rain does not normally stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.

How long does a pre-purchase roof survey take?

Allow between one and two hours at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing when you book.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
