Roof Survey in Passfield

- Ridge tiles that have lifted or moved
- Water stains on rafters and ceiling joists
- Gaps in the roof where coverings have gone
Roof surveys in Passfield: local notes
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

How a roof survey works in Passfield
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’ve noticed loose chimney pots and flashings that have come away from the wall, we can find out what’s behind it.
Older buildings in small places like Passfield may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What we are asked to look at in Passfield
Some damage starts inside the roof space. A badly ventilated loft collects condensation, wetting timbers and insulation. It’s frequently mistaken for a leak.
We’re often asked to look at:
- Crumbling chimney pointing or cracked flaunching
- Lifted, split or missing lead flashings
- Water stains on rafters and ceiling joists
- Blocked, sagging or leaking gutters
If you look after a building like Mill Chase Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What we look for on each type of roof
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping typically points to corroded nails, and we say how widespread it looks.

Passfield: your questions answered
I let a flat near Liphook station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or drop us an email with the address and a few details.
Is my home in Passfield listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space, and Premium includes a drone where applicable.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.
Leave it or get it looked at?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

What we do, step by step
After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. As for time on site, most surveys take about 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Passfield often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from each safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- We email a written report with photos and recommendations.
Before we arrive
- Clear the way to the loft hatch
- Mention any parking restrictions on your street
- If the roof is shared, arrange access with whoever manages the building
