Pre-purchase roof surveys for Hiltingbury homes and businesses

How the survey changes by roof type

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well.

Pre-purchase roof surveys for homes and businesses in Hiltingbury

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we look at that too where access allows. If you’ve noticed slipped or missing slates and tiles and signs of past leaks inside the loft, a survey will tell you what’s going on, on lead flashings and valleys, flat-roofed extensions and dormers and gutters and downpipes alike.

Smaller places like Hiltingbury often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you’re buying in Hiltingbury or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Pre-purchase roof surveys around Hiltingbury

Hiltingbury is about 1 mile from the edge of the flight restriction zone around Southampton Airport. If the drone is used for your survey, the exact boundary is checked for the address first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Common roof problems in Hiltingbury

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, especially when they’re only visible from an upper floor.

Typical things we’re asked to look at include:

  • Blocked or leaking gutters
  • Flashings that have lifted or split
  • Signs of past leaks inside the loft
  • Slates or tiles that have slipped or gone

If you live in an older home near St. Martin in the Woods, the roof may have had decades of patch repairs, and the survey shows where they are.

What a roof survey includes

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a survey in Hiltingbury, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Show us where any leaks or stains appear
  • Agree roof access with the managing agent if it’s shared

Advice

Hiltingbury questions

How do I find out if my home in Hiltingbury is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Hiltingbury within the area you cover?

We do. A small place gets exactly the same survey as a big one.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.

Does the weather affect the survey?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

What a pre-purchase roof survey doesn’t cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Confirmation of asbestos in cement sheets or soffits
  • A valuation or a promise of a lower price
  • The condition of the rest of the house (that is a RICS home survey)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before booking. The full list of what we check.

What we check

  • The roof space
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What happens if roof problems are left?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. You will know which jobs are urgent and which can wait, and you can line up a roofer before small faults grow. Homes in smaller places like Hiltingbury can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
