Landlord roof surveys around Hiltingbury

Historic houses like South Stoneham House, about 4.3 miles south, show how far back building in the area around Hiltingbury goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If your home is one of the older ones in the streets near St. Martin in the Woods, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Hiltingbury Junior School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Landlord roof survey in Hiltingbury

A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. You get a report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’ve noticed ceiling stains reported by tenants and worn ridges, hips and verges, a survey will tell you what’s going on.

In a smaller place like Hiltingbury, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Why get it checked now?

On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. Tradespeople may need to travel further to a smaller place like Hiltingbury, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Flat roof outlets often clog, and standing water follows. We check them as part of the survey.

Roof spaces and lofts

On blocks, the loft space may be reached through a flat or a communal hatch, so it needs arranging.

How the survey works

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take an hour or two on an ordinary house, and more on a big or complicated roof. With a bit of garden around a house, as there frequently is around Hiltingbury, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We start with what you know about the building and its history.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If you are buying, let the agent know when we’re coming
  • Leave a clear route to the loft

Questions from Hiltingbury

Do you survey roofs for landlords with property near Chandlers Ford station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you cover smaller places like Hiltingbury?

Yes, Hiltingbury is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How long is the visit?

It usually takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. The written report follows by email.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What affects the cost of landlord roof surveys

When we price a survey, we consider:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • The shape of the roof and its details
  • The height of the building and how the roof can safely be seen

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • Any deadline, like an exchange date
  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, such as a loft hatch or a shared roof

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.

Common roof problems in Hiltingbury

Shared roofs can fall between owners. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.

A survey makes sense if you’ve noticed:

  • Flashings that have come away
  • Leaking joints at party walls
  • Leaks into upper flats
  • Gutters overflowing onto walls

Landlords with a home close to Chandlers Ford station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before you book anyone

  • Will they check the loft as well as the outside?
  • Whether they hold professional indemnity and public liability insurance
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report
