Common questions in Matchams

Does a conservation area affect roof work in Matchams?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Matchams?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

How long will you be at the property?

On site, it usually takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Pre-purchase roof survey in Matchams

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. We survey chimney stacks, flat-roofed extensions and dormers and clay and concrete tiles, and people most often book us about loose pots and cracked flaunching and slates or tiles that have slipped or gone.

In a village or hamlet like Matchams, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for most houses, and longer for a large or complex roof. Rural addresses near Matchams can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Advice

Local roofs and buyers in Matchams

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 3.6 miles east lies Avon Tyrrell House, a reminder of how long the area around Matchams has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Signs you need a pre-purchase roof survey in Matchams

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.

We are often asked to look at:

  • Standing water on a flat extension roof
  • Slipped or missing slates and tiles
  • Blocked or leaking gutters
  • Roof slopes that look uneven or sagging

For any home in Matchams, it’s the small, early fault that is cheapest to put right.

What to check before booking

  • Is VAT included in the price?
  • Are they insured for the work?
  • Whether you can ask questions once you have the report
  • When you will get the report

What a good roof survey covers

Roof by roof

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

Why act early in Matchams

It’s tempting to skip the roof to keep a sale moving. We visit on weekdays, Saturdays and Sundays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Around Matchams, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for your roof before you book.

Why book us in Matchams

  • An independent look at the roof
  • Photographs and a written report every time
  • Weekday and weekend surveys
  • Two decades and more of roof surveys

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Confirmation of asbestos in cement sheets or soffits
  • Walls, floors, services and rooms below the roof
  • Defects hidden under coverings or inside walls without opening up
