Pre-purchase roof surveys in Avon Castle

Pre-purchase roof survey in Avon Castle

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you’ve noticed a ridge or slope that dips and bitumen or mortar used in place of proper repairs, we can find out what’s behind it.

Somewhere as small as Avon Castle, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

We keep jargon out of it: if work is needed, the report says so clearly.

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Avon Castle, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Dig out any old roof reports or invoices
  • Leave side gates unlocked
  • Move anything stored under the loft hatch

What a pre-purchase roof survey does not cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in cement sheets or soffits
  • Whether timbers meet design loads

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Chimney stacks
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Natural slate

How we price pre-purchase roof surveys

When we price a survey, we consider:

  • Building height and the viewpoints available
  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • The package you choose: Basic, Standard or Premium

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

These details help when you get in touch:

  • Your postcode, so we can check access and travel
  • Any deadline, like an exchange date
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work

Once you know what you need, ring 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

How the survey changes by roof type

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.

Common questions in Avon Castle

Do you cover smaller places like Avon Castle?

Yes, Avon Castle is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Avon Castle?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Do you inspect the roof from on top?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where applicable.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How do I book a survey in Avon Castle?

Before and after the survey

Small things make a difference. Some pointers:

  • Watch for stains or fresh paint on ceilings below the roof
  • Check the lease for roof repair responsibilities
  • Mention any deadline when you get in touch
  • Ask for any paperwork for recent roof work

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report is not clear, ask us.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.

When to book a survey in Avon Castle

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can be signs that something has leaked before. We note what we see so you can ask about it.

Look out for signs like these:

  • Roof slopes that look uneven or sagging
  • Worn or lifted lead flashings
  • Blistered or split felt on a flat roof
  • Old water stains in the roof space

Whatever the street in Avon Castle, a roof costs least to look after when faults are caught early.

What to check before booking

  • What the report includes, and whether it has photographs
  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • When you will get the report
