Landlord roof surveys in Avon Castle

Landlord roof surveys for homes and businesses in Avon Castle

With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. We are often asked to look into flashings that have come away and damaged party-wall upstands or parapets, across blocks of flats, flat roofs on blocks and gutters and downpipes.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we cannot see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Avon Castle homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Avon Tyrrell House about 3.5 miles south-east, Avon Castle sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live near a park like Avon Heath Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings like St Ives Primary & Nursery School, a written record of a large roof helps plan work for the holidays rather than in term time.

Checking the roof from ground level

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

What a landlord roof survey does not cover

In fairness, there are limits to any roof survey:

  • A full structural assessment of the building
  • Legal advice on leases or service charges
  • Confirming asbestos in older roof materials

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Gutters and downpipes
  • Blocks of flats
  • Rented houses
  • Converted houses
  • Shared roofs
  • Flat roofs on blocks

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Tell tenants when we’re coming
  • Keep the loft hatch clear and reachable
  • Give tenants a simple way to report leaks
  • Ask your managing agent about lease terms

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Avon Castle can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Common questions in Avon Castle

Do you cover Avon Castle?

Yes, Avon Castle is within the area we cover. Our area covers London and the South East. You can ring 07833 053749 or send us an email with the address and some details, and we will talk through which survey suits.

Is my home in Avon Castle listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you need to get into the loft?

Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

How do I arrange a landlord roof survey in Avon Castle?

To book, ring 07833 053749 or email us and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Different roofs, different checks

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

Roof spaces and lofts

The roof space shows a lot about a roof’s condition. We go into the loft where it’s safe, looking for staining, damp and daylight.

Leave it or get it looked at?

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. In a small place like Avon Castle, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
