How a landlord roof survey works in Matchams

The lease usually decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. We are often asked to look into leaking joints at party walls and gaps where tiles or slates have slipped, across blocks of flats, converted houses and rented houses.

In a village or hamlet like Matchams, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Where we cannot see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we are asked to look at in Matchams

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

A survey makes sense if you’ve noticed:

  • Choked outlets and gutters
  • Damaged party-wall upstands or parapets
  • Cracked or leaning shared chimneys
  • Slipped or missing slates and tiles

Living close to Avon Heath Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Your questions about landlord roof surveys in Matchams

Is my home in Matchams listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Matchams in the area you cover?

Yes, Matchams is one of the places we work. Every survey there gets the same written report with photos.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Who typically books a landlord or block roof survey?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit. Just phone 07833 053749 or drop us an email for a price.

Different roofs, different checks

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. The report records it.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

What we do, step by step

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes between one and two hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Matchams often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Clear the way to the loft hatch
  • Note where any stains or damp appear
  • Let us know about parking near the property

Related advice

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Why act early in Matchams

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. Older and listed buildings around Matchams may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Landlord roof surveys in Matchams: local notes

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Avon Tyrrell House about 3.6 miles east, Matchams sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Before and after the survey

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Tips:

  • Arrange flat access in advance
  • Act on high-priority defects quickly
  • Make sure the roof space can be accessed
  • Ask residents to report damp straight away

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
