Oakhanger questions
Is my home in Oakhanger listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you carry out roof surveys in Oakhanger?
Yes, Oakhanger is one of the places we work. The survey and report are the same in Oakhanger as anywhere else.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Do you need access inside the house?
Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. Access is usually arranged through the agent or seller.
Can I take the findings back to the seller?
Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. How the seller responds is up to them.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, with a written report and photographs. It is not a RICS survey and does not cover the rest of the house.
Pre-purchase roof survey in Oakhanger: what you get
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. Common reasons to book are cracked flaunching or crumbling chimney pointing and gutters choked with leaves and moss, across clay and concrete tiles, chimney stacks and gutters and downpipes.
Some older homes in villages like Oakhanger are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

Roof by roof
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.
Lead flashings and valleys
Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Why get it checked now?
Leaving it means judging the roof from the street. That won’t show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in, with photos of anything that needs attention. In a small place like Oakhanger, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Don’t leave it until just before exchange
- Watch for stains or fresh paint on ceilings below the roof
- Ask when the roof was last worked on
- Ask who repairs the roof under the lease
With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.
After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Defects hidden under coverings or inside walls without opening up
- The condition of the rest of the house (that’s a RICS home survey)
- Whether timbers meet design loads
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.

Buying a home or a new roof in Oakhanger
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.
For an older house near a landmark such as St Mary Magdalene's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Alton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

The survey, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Oakhanger frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- Keep pets in another room
- Have any paperwork from past roof work to hand
- If you are buying, check with the agent that we can get in
