How a pre-purchase roof survey works in Eastrop
Buyers in Eastrop and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or drop us an email. If you are worried about quick fixes on flashings and valleys and flashings that have lifted or split, a survey will tell you what’s going on.
Houses in smaller places like Eastrop can stand more in the open than those in a built-up town, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What this survey cannot tell you
To be straight with you, a roof survey has limits:
- The condition of the rest of the house (that’s a RICS home survey)
- What’s under the slates, tiles or felt
- A valuation or a promise of a lower price
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

Your questions about pre-purchase roof surveys in Eastrop
Will you come out to Eastrop?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
Does a conservation area affect roof work in Eastrop?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can I take the findings back to the seller?
Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
How do I book a survey in Eastrop?
Just call 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Practical tips
A survey works best with a little help from you, before and after. Tips:
- Pass the findings to your conveyancer
- Ask whether there are papers for past roof work
- Look for fresh paint on upstairs ceilings at viewings
- Ask for loft access on the day
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.
After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.
How it works
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two at a typical house, with time for the loft where it can be reached. A visit to a smaller place like Eastrop is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before the survey
- Note where any stains or damp appear
- Find any records of previous roof work
- Let us know about parking before the day

Helping us price your survey
You do not need to know any roofing terms. It’s enough to let us know:
- What made you get in touch
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
- The type of building and roof, such as pitched or flat
To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Pre-purchase roof surveys in Eastrop: local notes
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Basingstoke station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The Vyne lies about 2.9 miles north, so building around Eastrop goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you live in an older home near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.
