Pre-purchase roof surveys around Middle Wallop

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you let a flat or house near Grateley station, a written report helps before buying a rental or paying for a new roof on one.

How a pre-purchase roof survey works in Middle Wallop

A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. The two sit side by side. Typical surveys look at blocked or leaking gutters and damp timbers or stains in the loft, across clay and concrete tiles, the roof space and flat-roofed extensions and dormers.

In a village or hamlet like Middle Wallop, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

Honest limits

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • A valuation or a promise of a lower price
  • Faults hidden behind ceilings, boards or coverings
  • The condition of the rest of the house (that’s a RICS home survey)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Natural slate

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

How the survey works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it usually takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Middle Wallop, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Advice

Tips that help

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:

  • Let us know your exchange date when you book
  • Book once your offer is accepted
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the agent to check the loft hatch can be opened

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

Surveys for landlords and agents in Middle Wallop

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Landlords, agents and building managers in Middle Wallop and across Hampshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or email us.

Common roof problems in Middle Wallop

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs.

Common reasons to book include:

  • Old water stains in the loft space
  • Bitumen or mortar used in place of proper repairs
  • Slipped or missing slates and tiles
  • Chimney mortar that has eroded

For an older house near a landmark such as Church of St Andrew, the roof may have had decades of patch repairs, and the survey shows where they are.

What to check before booking

  • Whether the inside of the roof is included
  • What happens after the report arrives
  • How long the report takes to arrive
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Middle Wallop questions

Do you carry out roof surveys in Middle Wallop?

Yes. We work right across London and South East England, and Middle Wallop is part of that. You can call 07833 053749 or email us with the address and a few details, and we’ll talk through which survey suits.

Do you cover smaller places like Middle Wallop?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

How experienced are you?

More than 5,000 surveys over 20+ years.

Will you need to get into the loft?

Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.
