Upper Street questions

How do I find out if my home in Upper Street is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Upper Street?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Do I need a roof survey if I’m having a RICS survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It is not a replacement for a RICS survey.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

Pre-purchase roof survey in Upper Street: what you get

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. Typical surveys look at ponding, blisters or splits on a flat roof and gutters that overflow or drip at the joints, across chimney stacks, the roof space and lead flashings and valleys.

For a small place like Upper Street, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Practical tips

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • For a flat, check who is responsible for the roof
  • Give your solicitor a copy of the report
  • Ask the agent to check the loft hatch can be opened
  • Look for fresh paint on upstairs ceilings at viewings

We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Upper Street, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Leave side gates unlocked
  • If you’re buying, let the agent know when we are coming

When to book a survey in Upper Street

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

These are some of the problems a survey can pick up:

  • Sagging ridge lines or uneven roof slopes
  • Gutters that overflow or drip at the joints
  • Ponding, blisters or splits on a flat roof
  • Bitumen or mortar used in place of proper repairs

If your home is one of the older ones in the streets near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions to ask before booking

  • Whether the loft space is looked at, where there is one
  • Whether any drone flown is registered with the CAA
  • What follow-up you get after the report
  • Their insurance cover

What a good roof survey covers

Why get it checked now?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in, with photos of anything that needs attention. Outbuildings and barns around Upper Street are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you need to know.

Why book with us

  • More than 20 years surveying roofs
  • Packages from £150, inc. VAT
  • Plain-English reports with photos
  • Surveys on any day of the week

What this survey can’t tell you

It is a careful look at the roof, not the whole story. The main limits are:

  • Whether timbers meet design loads
  • Anything beyond the roof, which a full home survey covers
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, call 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys

Buying a home or a new roof in Upper Street

Historic houses such as Breamore House, about 0.5 miles north-east, show how far back building in the area around Upper Street goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
