About our pre-purchase roof survey in Breamore

Some roofs can’t be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. Where a flight is not possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey natural slate, gutters and downpipes and clay and concrete tiles, and common reasons people get in touch are a ridge or slope that dips and cracked flaunching or crumbling chimney pointing.

Being in a small place like Breamore makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What affects the price in Breamore

Prices vary from roof to roof, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for the job before booking.

  • What kind of property and roof it is
  • The address and postcode of the property
  • When you need the report by

What we look for on each type of roof

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.

Chimney stacks

Our chimney check is a visual one, and it isn’t a flue or gas safety check. We’ll say if the flue needs a specialist.

What we’re asked to look at in Breamore

Viewings rarely include a proper look at the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Signs worth acting on include:

  • Gaps where slates or tiles have come loose
  • Lead that has worked loose at a wall or chimney
  • Standing water on a flat extension roof
  • Damp timbers or stains in the loft

Breamore House lies about 1 mile north-west, so building around Breamore goes back a long way. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Before you book any roof surveyor

  • What’s outside the scope of the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?
  • How long the report takes to arrive

Common questions in Breamore

Is Breamore in the area you cover?

Yes, Breamore is within the area we cover. Our area covers London and the South East. Just ring 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

Is Breamore within the area you cover?

Yes. Breamore is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or send us an email.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.

Pre-purchase roof surveys around Breamore

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If your home is one of the older ones in the streets near St Boniface, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Breamore, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirmation of asbestos in cement sheets or soffits
  • Anything beyond the roof, which a full home survey covers
  • Whether timbers meet design loads
