Chimney survey in Upper Street: what you get
A damp patch on a chimney breast doesn’t always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. We survey chimney pots and cowls, chimney breasts and brick chimney stacks, and the problems we are asked to look at most are loose, cracked or missing pots and redundant stacks capped without ventilation.
Some older homes in villages like Upper Street are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What you can safely check yourself
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Roofs, chimneys and gutters in Upper Street
Breamore House, about 0.5 miles north-east, is one of the historic houses in the wider area around Upper Street. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you own one of the older houses in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Your questions about chimney surveys in Upper Street
Is Upper Street in the area you cover?
Yes, Upper Street is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.
Does a conservation area affect roof work in Upper Street?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Can you survey at the weekend?
We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.
What’s the best way to book?
To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
When to book a survey in Upper Street
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.
We are often asked to look at:
- Flaunching that has broken away
- Frost-damaged brickwork on the stack
- A stack that appears to lean
- Redundant stacks capped without ventilation
Take a building like Breamore Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Different roofs, different checks
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
Rendered stacks
A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.
The survey, step by step
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours for a house, with bigger or more complicated roofs taking longer. Somewhere as small as Upper Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photos and recommendations, is emailed to you.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Make a note of anything you’d like us to look at
- If the roof is shared, arrange access with whoever manages the building

Practical tips
These tips come from what we see on roofs every week:
- Find out whether changes to a stack need permission
- Make sure unused flues are capped with ventilation
- Note any damp on chimney breasts and when it appears
- Glance at the stacks from the street now and then
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.
Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
