Chimney surveys for homes and businesses in Tinkers Cross
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are flaunching that has broken away and flashings pulling away from the stack, across lead flashings, flaunching and chimney pots and cowls.
Somewhere as small as Tinkers Cross, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Surveys for landlords and agents in Tinkers Cross
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
What a chimney survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s assessment
- Checks on boilers, fires or their flues
- Whether the flue is safe to use
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Tinkers Cross homes and their roofs
With Breamore House about 2.2 miles north, Tinkers Cross sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Fordingbridge Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How it works
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Older rural homes like those around Tinkers Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Let us know about parking before the day
- If the roof is shared, arrange access with whoever manages the building

Tips from our surveys
Small things make a difference. Some pointers:
- Use a Gas Safe registered engineer for gas appliances
- Don’t use a ladder to reach the stack yourself
- Keep track of stains on chimney breasts
- Check your stacks from the ground after strong winds
With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.
Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.
Your questions about chimney surveys in Tinkers Cross
Do you cover smaller places like Tinkers Cross?
Yes, Tinkers Cross is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How do I find out if my home in Tinkers Cross is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance.
Why is my chimney breast damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.
What happens next?
You’ll get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Which parts of the chimney do you look at?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

What we look for on each type of roof
Flaunching
Cracked flaunching is one of the most common chimney defects we record. Caught early, it’s often a small job.
Rendered stacks
Some stacks are rendered, which can hide the condition of the brickwork beneath. The survey checks for cracking, bulging and staining in the render.
