Chimney survey in Horseport

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed eroded joints in the brickwork and gaps where the stack meets the roof, we can find out what’s behind it, on flaunching, lead flashings and shared and party-wall stacks alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Nothing in the report is left vague: where something needs attention, it says so plainly.

The survey, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most houses, or half a day or so for a commercial building. Older rural homes like those around Horseport can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Unlock side gates and any roof access doors
  • Show us where any leaks or stains appear

Surveys for landlords and agents in Horseport

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • Areas we can’t view from safe positions

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

What this survey covers

  • Flaunching
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Shared and party-wall stacks

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Your questions about chimney surveys in Horseport

Is Horseport in the area you cover?

Yes. Our area covers London and South East England, and Horseport is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

How do I find out if my home in Horseport is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

My chimney looks like it is leaning. What should I do?

A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What a chimney survey looks like in Horseport

About 3 miles north lies Breamore House, a reminder of how long the area around Horseport has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Fordingbridge Infant School, large buildings have long gutter runs and big roofs that need checking like any other. If your house is among the older ones in the streets near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why act early in Horseport

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Useful tips for Horseport property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Keep the report to compare against at the next survey
  • Find out whether changes to a stack need permission
  • Have the flue swept and checked if you use the fire
  • Check that disused chimneys can still breathe

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Watch for damp or staining on chimney breasts. Early signs are easier to trace.
