Pre-purchase roof survey in Heckfield

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. Common reasons to book are loose pots and cracked flaunching and gutters that overflow or drip at the joints, on the roof space, chimney stacks and gutters and downpipes.

Some older homes in villages like Heckfield are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What we look for on each type of roof

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. From inside the roof space, we report what we can see of it.

What a pre-purchase roof survey does not cover

It is useful to know what a survey will not do before booking:

  • A structural engineer’s report
  • How a seller will respond, or what the house is worth
  • Defects hidden under coverings or inside walls without opening up

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • The roof space
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a small place like Heckfield, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
  • Let us know about parking near the property

Arrange a survey

We confirm the exact price before you book, so you know the cost up front. Prices start from £150, including VAT. To book, call 07833 053749 or drop us an email.

How we price pre-purchase roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Whether it is a home or a commercial building
  • Which survey package you book
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before booking.

Getting in touch

A few details help us point you to the right survey and price. When you contact us, tell us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window
  • When you need the report by

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or use the contact form.

DIY checks: what’s safe

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

FAQs for Heckfield

Is Heckfield in the area you cover?

Yes. We work right across London and the South East, and Heckfield is part of that. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Will you come out to Heckfield?

Yes, Heckfield is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when you book.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Will you climb onto the roof?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.

Do you need to go inside the property?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

What a pre-purchase roof survey looks like in Heckfield

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Take an older house close to Church of St Michael: older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Mortimer station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Stratfield Saye House lies about 1.7 miles west, so building around Heckfield goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
