Pre-purchase roof survey in Hardley, Hampshire
Pre-purchase roof surveys in Hardley, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Flashings that have lifted or split
- Chimney mortar that has eroded
- Sagging ridge lines or uneven roof slopes
How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Hardley, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
How to prepare
- Clear the way to the loft hatch
- If you’re buying, check with the agent that we can get in
- Have any questions written down, so nothing gets missed

Pre-purchase roof survey in Hardley: what you get
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. Common reasons to book are standing water on a flat extension roof and gaps where slates or tiles have come loose, across gutters and downpipes, chimney stacks and clay and concrete tiles.
Being in a small place like Hardley makes no difference to the inspection itself: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
We keep jargon out of it: where something needs attention, it says so plainly.

Roof by roof
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
What you can safely check yourself
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
What happens if roof problems are left?
The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. For older village homes like those around Hardley, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Hardley questions
Do you cover smaller places like Hardley?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Is the coastal weather around Hardley hard on roofs?
Often, yes. Within about 2 miles of the sea, as Hardley is, metal fixings wear faster and gales find any loose ridge or slate.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
Can I take the findings back to the seller?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Can you survey at the weekend?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
What we’re asked to look at in Hardley
Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.
It’s worth booking a survey if you’ve seen:
- Blocked or leaking gutters
- Bitumen or mortar used in place of proper repairs
- Flashings that have lifted or split
- Standing water on a flat extension roof
If you own one of the older houses in the streets near St Anne, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What a pre-purchase roof survey does not cover
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Defects hidden under coverings or inside walls without opening up
- Structural calculations (that’s a structural engineer’s job)
- Asbestos testing of any kind
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Hardley homes and their roofs
The coast is about 2 miles or less from Hardley, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. Beaulieu Palace House, about 2.9 miles south-west, is one of the historic houses in the wider area around Hardley. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Netley station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
