About our pre-purchase roof survey in Boarhunt

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We are frequently asked to look into ponding, blisters or splits on a flat roof and roof slopes that look uneven or sagging, on lead flashings and valleys, flat-roofed extensions and dormers and chimney stacks.

Being in a small place like Boarhunt makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes roughly 1–2 hours for a house, and longer for a large or complex roof. In a small place like Boarhunt, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

What we look for on each type of roof

Lead flashings and valleys

Flashings are a common source of leaks, so we check each one closely. We photograph any that need work.

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

What we’re asked to look at in Boarhunt

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we check.

A survey can pick up problems like:

  • Quick fixes on flashings and valleys
  • Cracked flaunching or crumbling chimney pointing
  • Signs of past leaks inside the loft
  • Lead that has worked loose at a wall or chimney

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What the survey won’t cover
  • How soon the report will arrive

What to expect from a roof survey

Your questions about pre-purchase roof surveys in Boarhunt

Does being near the coast affect roofs in Boarhunt?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows, and Boarhunt is within about 2 miles of the coast.

Will you come out to Boarhunt?

Yes, Boarhunt is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How quickly will I get the report?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we will help you choose.

How long will you be at the property?

It normally takes between one and two hours for most houses, and longer for a large or complex roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Why it is worth a survey now in Boarhunt

Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you are tied in. For older village homes like those around Boarhunt, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What a pre-purchase roof survey looks like in Boarhunt

Boarhunt is within about 2 miles of the coast, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you are buying or signing off new work. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you own a rental within reach of Portchester station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
