Buying a home or a new roof in Wallington
Wallington is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own a rental within reach of Fareham station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof survey in Wallington: what you get
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. If you’ve noticed signs of past leaks inside the loft and gutters that overflow or drip at the joints, we can find out what’s behind it, on flat-roofed extensions and dormers, clay and concrete tiles and chimney stacks alike.
In a smaller place like Wallington, some houses face open ground, so their roofs may take more wind and driving rain. Ridges, verges and flashings are where that weather typically shows first. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why it is worth a survey now in Wallington
A mortgage valuation isn’t a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. Tradespeople may need to travel further to a smaller place like Wallington, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
To find out what your survey will cost, phone 07833 053749 or email us with the address and some details. We will confirm the figure before booking.

Different roofs, different checks
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.
Wallington questions
Do roofs near the sea, like those around Wallington, take more of a battering?
Frequently, yes. Wallington is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you cover smaller places like Wallington?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.
How long will you be at the property?
Allow about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing when you book.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
What this survey cannot tell you
It’s a careful look at the roof, not the whole story. The main limits are:
- What’s under the slates, tiles or felt
- How a seller will respond, or what the house is worth
- Whether timbers meet design loads
If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What a survey covers and doesn’t.
What this survey covers
- Lead flashings and valleys
- Natural slate
- Flat-roofed extensions and dormers
- Gutters and downpipes
- The roof space
- Chimney stacks
- Clay and concrete tiles
What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours at a typical home, or half a day or so for a commercial building. In a smaller place like Wallington, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.
- You book once your offer is accepted and let us know the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- We email a report with photographs and recommendations, ready for you to use before exchange.
Before we arrive
- Find any records of previous roof work
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
Book a survey
Most bookings start with a short call: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.
Related advice
Do you need a pre-purchase roof survey in Wallington?
Rear extensions, dormers and garages often have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
A survey can pick up problems such as:
- Old water stains in the loft space
- Lead that has worked loose at a wall or chimney
- Gaps where slates or tiles have come loose
- Standing water on a flat extension roof
Take an older house close to Parish Church of St Peter and St Paul: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Choosing a roof surveyor
- What happens after the report arrives
- Whether VAT is in the quoted price
- What the survey won’t cover
- Will the report include photos?
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
