Independent pre-purchase roof surveys in Stone

Pre-purchase roof survey in Stone: what you get

Some roofs cannot be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and look from ground level, windows and the loft instead. If you are worried about worn or lifted lead flashings and gutters choked with leaves and moss, we can find out what’s behind it, whatever the roof.

Somewhere as small as Stone, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Buying a home or a new roof in Stone

Stone is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as St Francis, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Beaulieu Palace House lies about 4.4 miles north-west, so building around Stone goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Stone is about 3 miles north-west of Cowes, in Hampshire. Whether the building in Stone is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. When you need someone else

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Confirmation of asbestos in cement sheets or soffits
  • Walls, floors, services and rooms below the roof
  • Faults hidden behind ceilings, boards or coverings

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles
  • The roof space
  • Natural slate

Rented homes, blocks and businesses

Letting agents and landlords in Stone book surveys as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Why act early in Stone

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Older cottages and farmhouses around Stone can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Stone, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • Note where any stains or damp appear

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Gutters and parapets

A butterfly roof drains to a central valley gutter, typically to the back of the house. If yours does, we check that gutter and where it drains.

Common questions in Stone

Does being near the coast affect roofs in Stone?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Stone?

Yes. Stone is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Can I take the findings back to the seller?

Yes, you can. The report sets out what we found, with photos, so you can raise them with the seller or their agent. How the seller responds is up to them.

How experienced are you?

More than 5,000 surveys over 20+ years.

Will you climb onto the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where applicable.

How do I arrange a pre-purchase roof survey in Stone?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size
  • Height and safe access

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you contact us

There’s no need for technical words. Just tell us:

  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, like exchange
  • Any photos you have, taken from ground level or a window

Not sure which survey you need? It’s easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
