Empshott Pre-Purchase Roof Survey

A roof survey before you buy a house or flat across Empshott, using drones and thermal imaging where it applies. Get in touch for a price.

  • Damp timbers or stains in the loft
  • Cracked flaunching or crumbling chimney pointing
  • Bitumen or mortar used in place of proper repairs

Pre-purchase roof surveys for Empshott homes and businesses

Leave it or get it looked at?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What you get with us

  • An independent view of the roof
  • Drone flown under a CAA Flyer ID and Operator ID

About our pre-purchase roof survey in Empshott

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We survey lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers, and people most often book us about gutters that overflow or drip at the joints and lead that has worked loose at a wall or chimney.

In a village or hamlet like Empshott, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Your questions about pre-purchase roof surveys in Empshott

Do you cover Empshott?

We do. The survey and report are the same in Empshott as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Empshott?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you climb onto the roof?

Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

What a pre-purchase roof survey looks like in Empshott

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own a rental within reach of Liss station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark such as Church of the Holy Rood, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Useful tips for Empshott property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Ask for any paperwork for recent roof work
  • Ask who repairs the roof under the lease
  • Arrange the survey as soon as your offer is agreed
  • Share the report with your solicitor

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

After you move in, have leaves and moss cleared from gutters and valleys, especially after autumn. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • Anything beyond the roof, which a full home survey covers

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Natural slate

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Around Empshott, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey
