Questions from Cowesfield Gate

Is my home in Cowesfield Gate listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Cowesfield Gate in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Will you climb onto the roof?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or drop us an email.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.

About our pre-purchase roof survey in Cowesfield Gate

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. If you’re worried about chimney mortar that has eroded and gutters choked with leaves and moss, we can find out what’s behind it, on clay and concrete tiles, flat-roofed extensions and dormers and the roof space alike.

Older buildings in small places like Cowesfield Gate may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for a house, and longer for a large or complex roof. Older rural homes like those around Cowesfield Gate can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

What this survey cannot tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Do not leave it until just before exchange
  • Give your solicitor a copy of the report
  • Watch for stains or fresh paint on ceilings below the roof
  • Let us know your timetable

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Prices for pre-purchase roof surveys in Cowesfield Gate

All our prices include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What we need to know

What helps most when you contact us:

  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

When to book a survey in Cowesfield Gate

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.

Signs worth acting on include:

  • Damp timbers or stains in the loft
  • Loose pots and cracked flaunching
  • Ponding, blisters or splits on a flat roof
  • Sagging ridge lines or uneven roof slopes

Landlords with a home close to Dean station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
