Pre-purchase roof survey in Hursley, Hampshire
We take a careful look at the roof at your property in Hursley, and put it all in a written report with photos.
- Quick fixes on flashings and valleys
- Signs of past leaks inside the loft
- Gutters choked with leaves and moss
Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Find out whether the roof has been replaced or patched
- Book once your offer is accepted
- Request records of any re-roofing
- For a flat, check who is responsible for the roof
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
Pre-purchase roof survey in Hursley: what you get
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both if you want the fullest picture. Common reasons to book are slipped or missing slates and tiles and patch repairs that may hide an ongoing problem, across chimney stacks, clay and concrete tiles and flat-roofed extensions and dormers.
Being in a small place like Hursley makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Why it’s worth a survey now in Hursley
Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. For older village homes like those around Hursley, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take an hour or two at a typical house, with time for the loft where it can be reached. Older roofs in small places like Hursley can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Getting ready for the survey
- Leave a clear route to the loft
- Check we can get to the back of the property
- For flats, check roof access has been agreed

Advice
Checking the roof from ground level
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Different roofs, different checks
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide.
Chimney stacks
Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings.
How we price pre-purchase roof surveys
We confirm the exact price before booking. This is what makes a difference:
- Basic, Standard or Premium
- Roof area
- The number of roofs, including extensions and garages
- Building height and the viewpoints available
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
Booking your survey
If you can, have these to hand when you contact us:
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- The style of property, from a terrace to a block
- Any stains, drips or damp patches you’ve seen indoors
Unsure which package suits your roof? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Buying a home or a new roof in Hursley
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
For landlords with property near Shawford station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If you own one of the older houses in the streets near Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Questions from Hursley
Is my home in Hursley listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you come out to Hursley?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Will you need to get into the loft?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we can’t promise any saving.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.
