Pre-purchase roof surveys near Corhampton

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours at most homes, or half a day or so for a commercial building. Somewhere as small as Corhampton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work

About our pre-purchase roof survey in Corhampton

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you are buying. We are frequently asked to look into bitumen or mortar used in place of proper repairs and loose pots and cracked flaunching, on flat-roofed extensions and dormers, the roof space and natural slate.

Some older homes in villages like Corhampton are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

How we price pre-purchase roof surveys

Prices always include VAT. The things that change the price are:

  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. You’ll know the price for your roof before booking.

What to tell us when you get in touch

To price your survey accurately, we will ask about:

  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Why you want a survey: buying, a leak, a storm or new work

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.

Questions from Corhampton

Is Corhampton within the area you cover?

Yes, Corhampton is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Corhampton in the area you cover?

Yes, Corhampton is one of the places we work. The survey and report are the same in Corhampton as anywhere else.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

How long will you be at the property?

The visit typically takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. We will confirm what to expect when we arrange the visit.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What a pre-purchase roof survey does not cover

In fairness, a roof survey has limits:

  • Structural calculations (that is a structural engineer’s job)
  • Anything beyond the roof, which a full home survey covers
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

Roofs we survey in Corhampton

  • Chimney stacks
  • The roof space
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles

What we look for on each type of roof

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.

Corhampton homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Hinton Ampner House, about 4.4 miles north, show how far back building in the area around Corhampton goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Corhampton is about 7 miles north-west of Horndean, in Hampshire. Corhampton gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Hampshire coverage includes Corhampton. Our Southampton page covers surveys nearby.

Signs you need a pre-purchase roof survey in Corhampton

Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

Common reasons to book include:

  • Quick fixes on flashings and valleys
  • Cracked flaunching or crumbling chimney pointing
  • Gaps where slates or tiles have come loose
  • Damp timbers or stains in the loft

For an older house near a landmark such as Corhampton Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
